"House sellers struck gold in 2003 Don Jergler Staff writer Monday, December 29, 2003 - LONG BEACH Those who sold their homes in 2003's housing frenzy reaped a record median profit of $150,000, according to the California Association of Realtors. Good news for sellers, bad news for first-time buyers who continued to get priced out of the market as the typical down payment on a home rose to $59,000 statewide, CAR experts said. As homeowners transferred gains in home values into a down payments on new homes, prices were driven up, giving repeat home buyers leverage and forcing those without mortgages to stake to settle for less, real estate experts said. "It's really made it increasingly difficult for first-timers getting into the market,' said Robert Kleinhenz, a senior economist for CAR. By comparison, typical down payments on a home rose 20 percent from 2002. And 10 years ago, the median down payment on a home in California was $26,500. The trend has forced first-time home buyers to borrow more and look for alternatives, such as buying smaller homes, properties that require improvements or condominiums, local real estate agents say. That's made older neighborhoods in Long Beach a target for first-time home buyers, Realtors say. "The amount of good listings that are still out there are still far below the demand for them,' said Dale Jervis, with Century 21 Jervis & Associates. "Long Beach continues to be a big draw for people.' The city has many older neighborhoods where a handful of "fixer-uppers' can be found from the mid- to high-$300,000s, he said. But even those are few. In fact, a scan for listings in Long Beach and surrounding areas under $375,000 revealed only 11 properties for sale, said Richard Daskam of Century 21 Sparow-Shoreline. "I'm getting five buyer calls for each listing call I get,' Daskam said. "There's just too many buyers for the listings out there.' To deal with the overflow, Daskam has resorted to putting people in condos, which have also experienced rampant price appreciation during the real estate boom. "Condos are very hot,' he said. A typical one-bedroom condo in the area goes for between $200,000 to $250,000, and three- bedroom units range from $300,000 to $400,000. "Two years ago you could get the same condos for at least $100,000 less,' he said. Since homeowners are scouring the area for just about anything available, Daskam advises homebuyers if they find something close to what they're looking for, "Jump on it anyway, because it's going to be more expensive next week. Gone are the days of seeing 25 properties before you put an offer on something.' The ravenous housing market was also fed by low interest rates and housing supply shortages, which combined to establish state records for sales and median home price. The lofty prices prompted many homeowners to sell their homes, setting another record in California. Repeat home buyers accounted for seven out of 10 transactions made in 2003, the most since that part of the trade began being tracked statistically in 1981, according to CAR. In the mid-1990s, the share of repeat home buyers was below 50 percent. And home buyers can expect more of the same next year, especially if the economy continues to improve and household incomes rise, Kleinhenz said. "What we're looking at next year is an extremely strong year,' he said."
